barn doors not lock/unlocking

with remote or door button. Any ideas on how to pinpoint wether its the actuator?

Had the same problem. I pulled the panel off and popped the door open with the little latch thingie. It's high inside the door. I had it unplugged for a while. Just had to use the key lock, but then the handle quit working all together. I spray-lubed the small spring at the latch mechanism with lube stuff for a while, now the whole thing works fine, remote lock and all. I'm anticipating problems again when the weather turns cold here in Michigan.

Mine still works with the key, just not the buttons.

hate to say it. Sounds like the door like actuator. If it's still unlocking with key and opens, most likely only thing it could be. Take panel off and hardwire actuator to check, or get voltemeter or light to for check voltage.
