oil leak at front seal

1997 Tahoe, 5.7L with 140K miles.
Getting a significant leak around at the front of my engine near my timing cover oil seal.

How difficult a R&R is this?
Hearing the oil pan needs to come down as part of this job; can anyone confirm this.
Rough idea of how many hours I can expect to be looking at for this job.

Also while I've got the timing cover off to replace the seal do I bite the bullet and replace the timing chain and gears or are these bulletproof.
A new water pump will be going on as well.
Anything else while I'm in there??

It is a one piece seal so I don't see why the timing cover HAS to come off to replace and when do go ahead and get all Fel Pro parts at Rock Auto and get the repair sleeve for the harmonic balancer where the seal rides since there is likely a groove there and will still leak. Not much to get the timing cover gasket set and do that and replace the timing chain. They do wear and if you plan to keep then now is time to replace. Difficulty is going to depend on your skills and tool assortment. I suggest looking you tube and see what you are up against. Before reassembly make sure all is super clean.
