this is my first time changing T/F on the truck and I'm the first owner. I had bad experience changing T/F I broke one of the bolt trying to tighten too much. I'm bit wary to do it again. :(
it sounds your wire is shorted somewhere. When it rains and that rain gets in your switch it can get shorted. it's not wise to let rain enters your switch for long time.
it must be your sensors. I dont know if those outside mirrors are connected to your dashboard sensor. I know rear view mirror from inside has it's own sensor built-in. Make sure your dash sensor isn't covered and see if this solves the problem.
Most aftermarket clear plastic lens are not in good quality. they will fade to yellow color within few years. i guess when you buy them it's a hit & misses how long they will last. You can also buy Novus and clean them regularly.

i've found regulator with motor from ebay for $38.00 shipped. This is pretty cheap. Before making this purchase, is my problem a regulator for sure? everyone who posted seem to have same issues. I'll make purchase and post a progress with some photos.
